Electrical installation condition report (EICR)

Completing an EICR means that your property complies with all of the latest government legislation. Whether you are a new homeowner, landlord, letting agent or business owner, you will require an EICR.

An EICR checks for any defects in your property’s wiring that might affect the safety of your electrical equipment. Any defects found will be classified into one of four categories:

C1 – Danger Present
C2 – Potentially Dangerous
C3 – Requires Improvement
FI – Further Investigation

If you are the landlord of a rental property, you will be required to provide an Electrical Installation Condition Report to any new tenants. In order to remain valid, the certificate must be within 5 years of the original test date. Since 1st July 2020, it has also been required by law to have an Electrical Installation Condition Report carried out prior to the arrival of new tenants.

Landlords must ensure that their property undergoes all the necessary electrical inspection and testing procedures every 5 years in order to remain compliant and ensure the safety of electrical equipment on their premises, this may mean having repairs and maintenance to the fixed wiring at the property.

An EICR checks for a variety of things, including:

  • Whether your electrical circuits are overloaded
  • Electric shock hazards
  • Fire hazards
  • Defective wiring
  • Lack of earthing or bonding
  • Identification of any damaged electrical fittings and accessories.
  • Identification of any exposed live wires that could cause a fire or injury.
